First came the Sanctuary, then the Palisades, then Reflection Point, and now Lake Wylie’s newest waterfront community is HandsMill in Clover SC- thats right, low tax South Carolina and the well regarded Clover School district, living on the water or in a truly waterfront community, just 26 miles on relatively uncrowded roads to Uptown Charlotte, 10 minutes to Rock Hill SC. The lots are heavily wooded and run from .5 acre to over an acre– interior sales prices start at $145,000 and dock-able lake front from $445,000. They just recently broke ground on the amenities center, The Aqua Club, which will include a waterside pool, plus a lakeside beach area. Additionally, over 30 acres of the community have been designated as natural areas which will include bike trails, playgrounds and parks. NEW Charlotte Homes Over $1Million| The Sanctuary is in First Place in 2008

The Sanctuary on Lake Wylie is Leading the Charlotte area in New home Sale over $1M after 3 Quarters…
Charlotte, NC But its a close race… In a year when many thought the Charlotte “over $1M home sale” was dead, three communities have done quite well. The Sanctuary by Crescent Communities has a small lead over the Club at Longview and both have a bit larger lead over The Point on Lake Norman. This is interesting because of the closeness of the race between the Sanctuary and Longview, and the great contrast between the communities.
The Club at Longview is quite obviously a country club, and quite a spectacular one at that- with the areas only Jack Nicklaus Signature golf course, and a clubhouse and “family play center” that is hard to find anywhere at any price. The Sanctuary takes a different view, and provides space for families to spread out, to grow, and the ultimate in privacy with homes situated on a minimum of 2.5 acres, many are on 3, 5, or even 8 acre estate sites. (There were 2 waterfront sites at 10 acres each!) More on the Sanctuary here
The compiling of these stats were not entirely scientific. I used the MLS, requested information on any unlisted custom homes, an my own personal knowledge of sales in each. I’ll do better for the year ends!
Cost per square foot? These two Charlotte luxury communities are just about tied-
of the 10 properties for sale at the Club at Longview, the average sales price is $2,131,000 and $307 per sf. The Sanctuary? The 4 homes here average $1,880,000 and $295 per sf.

The Palisades at Lake Wylie- Ryan under $400,000-Great Home

Ryan at The Palisades- Popular Floor Plans Plus Palisades Amenities
Charlotte NCÂ Â Â Â Â Â Ryan homes offers two communities at the Palisades, Briarcliff and Morningside, in the Palisades, that you can build a new home in the under $400K range, some as low as the 350’s. Offering their sunroom for “free” ( a 15K Option they routinely offer as a throw in) Ryan is offering the new home models people love to buy- even in this market! As other builders wither, Ryan is holding up strong in the Charlotte area and will, more than likely, be the largest volume builder in Charlotte in 2008 again.
Ryan does not build inventory homes, (TYPICALLY- but if you love their models, there are some Inventory- Ready Now homes available- call me for details)Â so everything is built to order, taking 5-7 months. They do accept contingencies, and contingencies falling through act as their “inventory.” On the model tour, always ask “What is an option?” because Ryan is notorious for needing $50 to 80k in “option”s other builders often consider standard.
Three caveats to buying a Ryan home? (Summarized from my 10 Essentials for Buying a New Home)
The best homes are part of a bigger community- like these two- at the Palisades. Communities add more to long term value than builders, and the Palisades is a winner, a Terry’s Top Ten Community in Charlotte.
As always – do not buy the first house in (no matter what the incentives) and do not buy the most expensive home in the neighborhood… your best position is always the least expensive home in the most expensive neighborhood you can afford.
Ryan offers Starting prices from the 280’s- Ha! They haven’t sold any below $350K this year… and more are in the 390-500K range, depending on the community.
Always have a Buyer Agent represent you. New Home Builders fall into the “trust but verify” group, and an experienced Buyer Agent, a home inspector who makes several visits, and your vigilance will help insure that the new home builder keeps their promises to you– that the promise will become a reality for you and your family.

Ryland Homes, OVER 3800 SF New Homes for Under $400K at the Palisades!
By now, just about everyone in Charlotte knows The Palisades, the country club with resort style amenities on Lake Wylie, just 25 miles from Uptown Charlotte. There is a natural beauty in the 1600 acres of rolling hills, tall trees and their visible commitment to Audobon International’s Green Community designs…
But it is the amenities most folks remember the best- and what amenities! Miles and miles of paved biking trails, walking trails and unpaved horse trails… then there is the Tim Wilkinson Sports Center- a fitness center plus 7 Tennis courts, plus the only grass court in Charlotte, home to the Jim Courier Tennis tour (see below) Plus a resort style pool, a Nicklaus designed championship golf course, soccer
fields of Charlotte United Futbol, an on site private school and an on-site public elementary coming in 2010. Site of Homerama ‘08 (see below),it made my Top Ten New Home Community List in 2007. In time it is the next Ballantyne, developed greener in a more natural setting, and made more affordable by the variety of neighborhoods. I’ve a client from Minneapolis with 2 children, the husband has accepted a territory in the Carolinas, and his company would like him to live in Charlotte. His wife found me on the Internet- where else? And they called last weekend. We took one day and did a rapid survey of South Charlotte and Union County, they liked much of what they saw, but we had talked about the Palisades, and their desire for an “outdoor” lifestyle-after all its one of the reasons they want to move to Charlotte: their family loves to walk, hike and explore- loves golf, they own a boat and two kayaks–with that in mind I told them they had to consider the Palisades in southwest Charlotte.
And off we went to the Palisades and they fell in love almost immediately. Ryland, had several floor plans of interest but the one they liked the most- the Rossendale, isavailable with a 3rd floor bonus – they want that as an office for her husband, and they loved the big bonus on the 2nd floor, large master and very comfortable greatroom-eat-in kitchen- kitchen area. We were helped by an extremely knoweledgeable on site (builder) agent, and shown a few lots, some were quite “buyable.”
The Ryland Rossendale (house) on above, with first floor hardwoods, a third floor, stainless and granite in the kitchen, with the $25000 free option promotion keeps the price around $390,000- including paying your $13K initiation fee for a social membership at the Palisades Country Club.
Ryland sold 7 homes in 7 days in early August… No wonder, the natural beauty, the amenities, and homes with a lot of square feet for the money. We visited Ryan at Briar Cliff and they offer another excellent choice of new homes from 380K-550K. I’ll write about what they offer at in a future post, on Palisades Homes for Under $400,000.

Charlotte Real Estate Updates- August 4 2008

Homes ARE Selling in Charlotte, South Charlotte and Lake Wylie
This past week, 7/27-8/2/08, 565 homes sold in the 15 county Carolina MLS, and the average cost per square foot sold fell to $110/sf. Last years stats were 719 homes sold at an average of $114/sf– so sales have slowed by 21% (this is an improvement over the near 30% drop we’ve experienced through the first six months) and the 3.5% decline just cuts into gains made in 2007. The more precise Case-Shiller, ranks Charlotte best in the nation again, with a .2% drop in overall prices in June, and PMI affordability index of 114–which means, regardless of the rest of the country, Charlotte real estate is just in a slow down, not downturn and because more folks can afford the average price home here, we are not going to see the major price declines that have occurred in some parts of the country.
Also in the week ending 8/2/08, 14 Homes Sold (closed) in Lake Wylie, and 28 Homes sold in the Lake Norman area, two were above $1Million.
A total of 9 homes sold in the over $1M price range, 4 in South Charlotte (Myers Park, Dilworth, Southpark) and the rest spread out among the usual suspects- the Point, The Sanctuary, the Club at Longview…
I closed on two listings this past week- yes I do list property, previous customers and high quality homes- two homes of the 565 Charlotte homes that sold-closed last week, one sold in 60 days, the other in 9 days– this in our slow market. How did we do it? I say we, because the Sellers had a lot to do with it.
First was both homes were in excellent condition. Both Sellers recognized the need to get their homes in near perfect condition… Why? Because instead of looking at their homes as a Seller, I persuaded them to look at the homes like a Buyer– and they found many homes in their price range in near perfect condition.
Second, as we looked at homes in their desired listing price range, looking like they were the buyers, only afterwards did we talk about the pricing for their home. The less expensive north Charlotte home (168500) sold for 95% of list, but still $4500 above the next nearest comparable property. The 2nd home sold for $328,000, 97% of sales price with 3k in closing costs
In the opening I mentioned that sales were down 21% from last year –I’d like ask you a question,
which 21% did not sell? Of course they are the ones Not in perfect condition or Not priced correctly, or BOTH.
In our case, it was BOTH. Great condition, good upgrades, priced correctly, listed and sold quickly. Homes ARE Selling in Charlotte, not quite as many as last year, but homes do sell here.

The dog days of August are here, traditionally a slower time in real estate. New home sales remain sluggish, and the further out they are, the slower they are. Generally speaking this hoilds true on re-sales aas well,… the $4/ gallon gas is impacting demand in the outter reaches. I know this just from the amount of contact I get from the New Home Sales Agents.
I’m working on the July MLS Sales Report– I expect more of the same, (slower, slight fall backs in price) I’ll ahve them up later in the week.

Handsmill at Lake Wylie- A Waterfront Community All Can Enjoy

I think what I like most about Hands Mill is the ease of access to the water for the entire community–
There are waterfront lots, but naturally many more interior lots. Of course there is a marina, with slips available, but there is also boat and RV storage inside the community, for the more occasional boater. But that is not all, from the Aqua Club- the terrific amenity center (which they have just broken ground on) , residents will enjoy a waterside pool, plus a lakeside beach area, making this a perfect out-ting for the whole family, young and old, those who want to be on the lake in a boat, or cool off in the lake, or for those who prefer staying poolside. It is all there at Hands Mill on Lake Wylie.
The lots are heavily wooded and run from .5 acre to over an acre– interior sales prices start at $145,000 and dock-able lake front from $445,000. The water, sewer and roads are in, and recently they broke ground on their amenity center.
They are building in two areas, the first of five separate communities: Pinnacle Park with homes from the 500’s by Shea and custom homes in Aqua Point, with homes starting in the 700’s and waterfront in the 1.8M and up- though these are custom so your home and prices will vary. They are in negotiations and trying to bring empty nesters and active adults in a ranch home community in as well.
I mentioned above that South Carolina has low property taxes–take a look and see if you agree:
An owner occupied home valued at $1,500,000 would pay approximately $6800 in taxes. ((1.5M X.04 (assesment ratio) X .1134 (millage rate) = $6,804.00) And the home would have about 6000 square feet on a $300,000 lot, or there abouts. And there are deals.

Currently, if you purchase in August, the developer will make your payments for one year ( with a 10%DP) and offer a 5% discount off their list price… not a bad place for us to start.
