First Time Home Buyers-Two Great Deals in Fort Mill

I’m thinking of two homes just over the South Carolina border–where you will get a lot of house for your money, low SC taxes and Fort Mill Schools… and they illustrate an interesting tradeoff.
House #1 is a 2 story, with 2 car garage, it is a former model, has 4 bedrooms, 2.5 baths, is right around 3600sf, it has a large kitchen and bonus room, large bedrooms, and the Asking price is $239,000. There are no community amenities.
House #2 is a 2 story, 4 bedroom, 2.5 bath home, with a 2 car garage, in the 3500 sf range. It has stone accents on the front, a dual sized fireplace inside, the morning room and kitchen have hardwood floors, and 9′ ceilings downstairs. A downstairs office and cul de sac location in a community with a Pool, a Pond and a Recreation area…Asking price? $239,755, a new home, ready at the end of April.
The picture above is neither one of these houses…but similar.
I didn’t want pictures (likability) to influence the “Better Value” question… So which do you think is the better value, today and say 5 years from now?
The answer is that they are both great values- I think a slight edge goes to House # 2– even though House #1 is a former model, and as such, is very cool indeed, but, livability and quality of life, translates into long term value, so, I would rank House#2 ahead of House #1 based on the value anchors of community features, amenities of a swimming pool, pond and recreation area.
Good amenities are value anchors: They will make most young families life better today, and 5 years from today, contributing to a homes underlying value.

Sun City Carolina Lakes Market Report 2009

Fabulous Sun City Carolina Lakes- It is All About the Lifestyle
Once again Sun City Carolina Lakes led the new home subdivisions in sales in 2008- the Del Webb concept of a self-contained, active adult, golf cart community, just 30 minutes from a major city (Charlotte) with a large airport, in low tax South Carolina, is a bright spot in an otherwise tough year for Pulte Home Corporation, the owners of the Del Webb franchise since 2001.
With over 500 sales, Sun City Carolina Lakes accounts for 5% of the new home sales in the Charlotte area. So How did they do it? The dropped their prices- heavily and gave away a lot of golf carts!
Working from the Carolina MLS we get only a feel for what they sold their as they report only about 15% of their sales in the MLS- enough to keep people and Agents looking online. The Sold data is intriguing, to say the least.
Median Home Sale Prices At Sun City Carolina Lakes
Median Home sale price in 2007 was $344K, or $141 per sf on about 2443 square feet. In 2008, size and price were reduced, as buyers paid a median price of $122/sf on 1515 sf, or $184,830. Median price per sf was off 13%, but average size was off 38% as well.
The range of prices were even more interesting: In 2007, buyers paid an average (median) of 93% of list price, from $104/sf to 89/ sf.
But in 2008, they paid a median price of 80% of list, paying between $90 and $162 per sf. .. Interesting indeed.

Fort Mill SC Fort Mill is a popular suburb and close by Charlotte NC. The community is known for its easy commute to Charlotte, the ever popular low property taxes found in the state of South Carolina, and well regarded schools. It is also one of the sturdiest (home prices/value very strong) Charlotte sub-markets. Inventory levels remain high, so it is a strong Buyers market. Aggressive sellers still get their homes sold. The report illustrates our ability to customize a search for your needs.

Great Home Prices, Low Taxes, Easy Commute and Connection to Charlotte NC Fuel Fort Mill Growth
Fort Mill is a South Carolina town just 17 miles from Uptown Charlotte. Since a major expansion of I-77 completed in 2006, and the lowering of property taxes in 2007, and its longstanding well regarded school system, Fort Mill has become a popular suburb of Charlotte. Friday, I posted about luxury homes at Springfield, a beautfiul custom community in Fort Mill. Today’s post will feature entry level homes - many very suitable for first time home buyers. First, a Google map!

If you visit my Fort Mill map, you’ll be able to see which blue marker is which-but they are, from left to right, Tega Cay, Baxter Village, Old Fort Mill (B) up to Legacy, then Springfield and furthest to the right Sun City Carolina Lakes (the over 55 active adult heavyweight).
You can see the easy commute, look carefully and you’ll see Charlotte-Douglas Airport to the west of Charlotte.
Fort Mill Homes for Sale
There are 74 Fort Mill homes for sale priced between $100,000 and $200,000.
Of these homes for sale, 17 are in communities with pools, 45 have 2 car garages, 5 are larger than 2500 sf, 6 are on more than .3 acres,and 2 are on more than .5 acres.
There are 214 Fort Mill homes for sale priced between $200,000 and $300,000.
Of these homes for sale, 130 re in communities with pools, 204 have 2 car garages, 56 are larger than 2500 sf, 17 larger than 3000 sf. Lot size varies, wth 15 more than .3 acres, 5 more than .4 acre, and 2 more than .5 acre.

Charlotte NC Fort Mill has seen increasing in popularity- from the immediate success of Baxter Village to the widening of I-77 in SC, to the decrease in property taxes in 2007, Fort Mill, SC (close by Charlotte NC) has been increasing in popularity and Springfield, by Crescent is the latest, and best entry. Maybe the best in Charlotte.

Fort Mill, SC Massey is an amenity rich planned community, a new home project by Ryland 10 miles south of Ballantyne, and they are having a killer sale on their models.
The popular Marlette- 5 br and 2 bonus rooms, at $89/sft. Yes, fully equipped, with options at 89/sf, well below replacement cost. Charlotte NC| Sun City Carolina Lakes- Over 55 and Active? The Real Deal…

Over 55, Active Adult Real Estate in the Greater Charlotte Area. If you want amenities, Sun City Carolina Lakes in close-in SC is the real deal.

This is Part II of a series on Over 55 Active Adult communities in the “Greater” Charlotte, NC area… see part I, Four Seasons, here. So whats the attraction?
The climate obviously, golf is a 360 day sport here… some have grand kids living in Charlotte, some just think Florida is too hot (and hurricane prone) others love the ridiculously low property taxes…But really, it is all about the lifestlye... all the conveniences of city living in a golf -suburban setting, 25 minutes from a major Southeastern US city.
Home Sales Starting to Move at Sun City Carolina Lakes
In the last 30 days, 2 homes closed, but 13 went pending- new contracts. Fence sitters are leaving the fence! There are several re-sale homes worth paying attention to, because they are on fantastic lots. I saw these earlier in the week in advance of a client coming to town.
The first is on Legend Oaks, it backs to the woods, and has a finished walkout basement. Almost 3900 sf, 3 bedrooms, 3 bath (easily a 4th if you needed it) the popular Willow Bend model, with stone front… Asking 422,000, I’d try 390K to get started.
Another is on Grandview, just a few doors down from the $500K models and sits on the golf course, this is also a Willow Bend, but with no basement coming in at about 2100 sf. Easy walk to the amenity center, or sit on your deck and watch the golfers go by. Excellent condition, many custom upgrades, sensibly priced at $375,850 , lets try $365,000.
Amenities- let me count the ways…
18 holes of golf/putting greens and driving range
8 Tennis courts, 4 Bocce Ball
40,000 Square foot amenity Center includes: indoor and outdoor pool, exercise (equipment) room, exercise class rooms,Potting and woodworking, billiards, card tables (always a game) multiple meeting rooms (always a club) miles of walking trails, biking trails and this year opening a canoe/kayak center on a Catawba branch… not to mention our major grocery chain is building a grocery store now within golf cart distance- at the main entrance of Carolina Lakes! Yea Harris-Teeter.
There are great deals on new home inventory as well, though many of the lots are more challenging- but Pulte is making deals happen. I can help you there as well.
