Uptown Condos Sold

Since March 1st there have been 17 closings, the average cost per sf was $247.sf and the median, at Fifth and Poplar was $261/sold square foot.  Trademark and 5th and Poplar led the way with 3 sales each, and the rest were single sales all over Uptown, from Courtside to M Street, The Avenue to North Church.  Prices ranged on the low end from  $149/sf at Cedar Mill to $374/sf at a Trademark unit- surpassing the Ratcliffe on cost per sf. Two of the top 3 on a cost per square foot basis were at Trademark, their prices above 350/sf far surpssing the Avenue’s only sale at $272/sf

If you add Southend and Dilworth into the mix there were 46 sales in the same time period, love the Lynx,  averaging $210/sf with a median of $205.00 per sf.  Clearly the lower prices in South end are making buying easier!

Lets just say it is a Buyers Market for Uptown Condos. No really, here are the details:

There are 92 Uptown condos for sale for under $250,000

There are 128 condos for sale for under $400,000, but more than 250K

There are 73 condos for sale for under $1,000,000, but more than $400K

Over 1M, there are 17  condos for sale, the highest  are the last 2 of the Encore at $4.5M and $5M, and there are 5 at the Ratcliffe (senior Wachovia people perhap?)

South End and Dilworth Condos for Sale

There are even more here to choose from, I won’t bore you with details, anyone needing specific information just call or write.

So What’s an intown-uptown Condo Buyer to Do?

In my humble opinion, I think the only wise course looks like this:  Select 3-5 condos you could be happy with- don’t , please don’t,  just fall in love with one,  fall “in like” with 4 or 5.

Then, in order of priority, lets search for the bottom prices with offers 25% off Asking. We’ll receive the 3-5 counter offers, look at the best units again, and make our counter offers accordingly. Yes there is a bit more to it than that, but that’s what you’ve hired me for, to save you time, negotiate the best deal,  and in most every case save you money. And if you can keep yourself a bit detached, we’ll do just that.

If we are able to walk away from the deal because we are  working enough offers that we are confident that one or more will present itself as an excellent and wise choice, then  we’ll hit the home run… a great  condo at an even better price.

Charlotte, NC| Market Report for Uptown Charlotte Condos

2006-2007 Market Report for Uptown CondosThe Avenue Condominiums

Uptown Charlotte living remains affordable as the numbers for 2007 come in. The average cost of purchasing a condominium in Uptown Charlotte in 2007 was $331,146, they averaged 1,083 square feet, making the average cost per square foot $306. The cost/square feet was down from the 2006 average of $311. This small decline may be due to the number of new condominium complexes currently under construction in Uptown (14 at last count), the real estate situation across the country or some mix of the two. The five and ten year outlook for Uptown property? I still consider it very promising as Charlotte continues to grow, incomes are going up and Uptown remains a very viable place to call home. Charlotte, NC| Condos for Sale in Uptown Charlotte

Options for Condos in Uptown Charlotte are growing.

At last count there were 14 new condominium complexes being built in Uptown Charlotte, and with the Avenue and Trademark now having residents, there is a better selection of condos NOW and in the future. All of these new choices and the overTrademark Condominiumall affordable real estate market in the Charlotte area has led to very fair prices for Uptown condos. Compare these prices to any major city price… Below is a breakdown of Uptown condos currently available:

There are 18 condos for sale for less than $200,000

There are 96 condos for sale for less than $300,000, but more than 200k

There are 64 condos for sale for less than $400,000, but more than 300k

There are 54 condos for sale for less than $500,000, but more than 400k

There are 49 condos for sale for less than $750,000, but more than 500k

The Avenue CondominiumsThere are 24 condos for sale for more than $750,000. The most expensive condo on the market is priced at $2,189,900. The unit will offer (not built yet) 3 bedrooms and 3|1 baths along with 3,218 square feet. 10 years ago very few people lived in the Uptown area. This is changing as many professionals prefer to avoid traffic and the daily commute. Living Uptown also puts you right in the middle of Charlotte’s night life. As more people are choosing to live in Uptown more condominium complexes are being built. In another 10 years it will be much more expensive to live in Uptown Charlotte.

Charlotte, NC| Trademark Condos in Uptown Charlotte Lookin’ Good

Trademark Condos in Uptown Charlotte,

a new high-rise condominium complex, offers a great mix of amenities and convenient Uptown living. Half a block away from the intersection of TradeTrademark Lobby and Tryon it is hard to argue with Trademarks location. Trademark offers several different floor plans at different price points. Condos range from the 180’s to the 750’s; the main differences in the price points are bedrooms, bathrooms, square feet, floor level and parking spaces. Trademark has an impressive pool on the 7th floor with an outdoor grill area, a workout area, and a lounge area, overlooking Panther stadium and the future baseball park.. Although Trademark is classified as a high-rise at 28 floors it feels more like a mid-rise as it only Trademark from the streethas 202 units and a friendly, open design.

ImaginOn, A Charlotte Treasure

Condominium sales are booming in Uptown Charlotte, NC. Prices are up. Below are introductions to 4 new photo galleries, in no particular order – here are some options for those interested in Uptown Charlotte living:

The Avenue,

a block from “Main and Main” (Trade and Tryon), approx 400 condos, 1 br from 235K, 2 br from $383,700, HOA-condo fee about 30cents a sf, great amenities, 90% sold out,(on right) The Avenue

Another option is the

Court 6 Complex. Court 6 Charlotte Condo Uptown

Court 6 (right) is a 4 story mid-rise complex located in the 1st Ward next to Courtside Condos. A block from Bobcats Arena these condos are aptly named. Granite counter tops, hardwood floors and ceramic tile in the master bedroom come standard. 2bd2ba units begin around 300k with HOA fees of $258. At 525 6th St the Court 6 complex is also only a few blocks from the city center.

Charlotte NC|Uptown Condo Prices Up in 2007

Uptown Condo prices rose in 2007, 4.87% over the first 11 months of 2006,

according to the average sold cost per square foot, figured from the Carolina MLS. Amidst all the doom and gloom, the talk of over construction blah blah blah, prospects are good. Unit Sales are up too! Here are the numbers, through November 30:

In 2007, 409 Condos sold for an average price of $326,291, average square foot of 1081, or an Average SF Sold Price of $301/sf.

In 2006, 348 Condos sold for an average price of $298,030, average square feet of 1038, or an Average SF Sold Price of $287/sf. Four floors, with an elevator 701 N Church above, 3 br from $649,000, with a roof top deck.

This is virtually the exact average price increase of the entire Charlotte area as reported by Standard and Poors 3rd Quarter Report…
