Brookhaven New Homes Amenities- a Flip Camera Adventure

I began shooting homes and communities with my new Flip camera in September- I found these clips rummaging through my computer at the New Year… so I thought I’d share, they are better than I first thought.
Congratulations to Brookhaven home sellers with 12 home sales in the 4th quarter of 2009.
Brookhaven in Matthews, has been a long time favorite- a Terry’s Top Ten, for new homes and resales in the $400-$800K price range
the majority of homes are in the $550-$650K. Building by John Wieland began in the 2004, and became their most successful community of all time. The Amenity center is one of those reasons- short of country club, there isn’t any community in Charlotte with better amenities AND it’s better than many country clubs- have look from the outside.
HOA fee’s? Under $1000 per year. That is not a misprint!
Year End Brookhaven Market Report
John Wieland has all but completed sales here- they are down to their last 10-15 lots, some of which, surprisingly are very good. New prices are ranging from the middle 600’s- $659 to $699.
There are 27 homes for sale in Brookhaven from $334,000 (hardiplank) to $950,000, the median is $569,000.

Sun City Carolina Lakes Market Report 2009

Fabulous Sun City Carolina Lakes- It is All About the Lifestyle
Once again Sun City Carolina Lakes led the new home subdivisions in sales in 2008- the Del Webb concept of a self-contained, active adult, golf cart community, just 30 minutes from a major city (Charlotte) with a large airport, in low tax South Carolina, is a bright spot in an otherwise tough year for Pulte Home Corporation, the owners of the Del Webb franchise since 2001.
With over 500 sales, Sun City Carolina Lakes accounts for 5% of the new home sales in the Charlotte area. So How did they do it? The dropped their prices- heavily and gave away a lot of golf carts!
Working from the Carolina MLS we get only a feel for what they sold their as they report only about 15% of their sales in the MLS- enough to keep people and Agents looking online. The Sold data is intriguing, to say the least.

Over 55, Active Adult Real Estate in the Greater Charlotte Area. If you want amenities, Sun City Carolina Lakes in close-in SC is the real deal.

This is Part II of a series on Over 55 Active Adult communities in the “Greater” Charlotte, NC area… see part I, Four Seasons, here. So whats the attraction?
The climate obviously, golf is a 360 day sport here… some have grand kids living in Charlotte, some just think Florida is too hot (and hurricane prone) others love the ridiculously low property taxes…But really, it is all about the lifestlye... all the conveniences of city living in a golf -suburban setting, 25 minutes from a major Southeastern US city.
Home Sales Starting to Move at Sun City Carolina Lakes
In the last 30 days, 2 homes closed, but 13 went pending- new contracts. Fence sitters are leaving the fence! There are several re-sale homes worth paying attention to, because they are on fantastic lots. I saw these earlier in the week in advance of a client coming to town.
The first is on Legend Oaks, it backs to the woods, and has a finished walkout basement. Almost 3900 sf, 3 bedrooms, 3 bath (easily a 4th if you needed it) the popular Willow Bend model, with stone front… Asking 422,000, I’d try 390K to get started.
Another is on Grandview, just a few doors down from the $500K models and sits on the golf course, this is also a Willow Bend, but with no basement coming in at about 2100 sf. Easy walk to the amenity center, or sit on your deck and watch the golfers go by. Excellent condition, many custom upgrades, sensibly priced at $375,850 , lets try $365,000.

South Charlotte Homes between $1.5Million and $2.0 Million: The Palisades, Ballantyne Country Club, High Gate, Piper Glen, Southpark, Myers Park– a South Charlotte tour de force!
I’ve spent the better part of last week preparing for a weekend client from the Pacific Northwest, a great family with young children ages 6 and 9. They looked at private schools Charlotte Country Day, Charlotte Latin and Providence Day, on Friday and we looked at homes in Ballantyne, High Gate, Piper Glen, Myers Park, SouthPark and the Palisades over the weekend.
For families moving to Charlotte, no decision looms larger than”Where To Live In Charlotte,”
the BIG question, sometimes asked, “Where would a family like ours be happy?” It is a big question because we have many very nice communities here-at every price point- yet until a family comes here and looks- it is a big question, and one each family has to answer for themselves. The same is true at $1.5 to 2Million, here is what this family decided…
To start, let the schools rule. The community has to be within a reasonable commuting/carpooling distance to the schools of choice. 2nd- The community has to have amenities, a place or places families gather where they can meet children and adults their own age- folks with young children– and amenities beyond golf as they are not big golfers. Both of these are wise and crucial choices that eliminate many nice communities, but keep the communities right for this family.
Two neighborhoods stood out- the Palisades and Ballantyne Country Club. Two former Homearama Houses, great values in the $1.65 M range caught their attention in the Palisades, one by Jas-Am, one by Regal in SW Charlotte’s fastest growing community. And they liked the feel and location of Ballantyne, we saw a large number of children playing outside.
