Charlotte NC| Sun City Carolina Lakes- Over 55 and Active? The Real Deal…
May 27th, 2008 Categories: Sun City Carolina Lakes, Terry's Top Ten New Home Communities
Over 55, Active Adult Real Estate in the Greater Charlotte Area. If you want amenities, Sun City Carolina Lakes in close-in SC is the real deal.
A client of mine saw this entrance and fell in love. (Pic taken on a fall grey day) That client closes next week! Congrats Nancy and John!
This is Part II of a series on Over 55 Active Adult communities in the “Greater” Charlotte, NC area… see part I, Four Seasons, here. So whats the attraction?
The climate obviously, golf is a 360 day sport here… some have grand kids living in Charlotte, some just think Florida is too hot (and hurricane prone) others love the ridiculously low property taxes…But really, it is all about the lifestlye... all the conveniences of city living in a golf -suburban setting, 25 minutes from a major Southeastern US city.
Home Sales Starting to Move at Sun City Carolina Lakes
In the last 30 days, 2 homes closed, but 13 went pending- new contracts. Fence sitters are leaving the fence! There are several re-sale homes worth paying attention to, because they are on fantastic lots. I saw these earlier in the week in advance of a client coming to town.
The first is on Legend Oaks, it backs to the woods, and has a finished walkout basement. Almost 3900 sf, 3 bedrooms, 3 bath (easily a 4th if you needed it) the popular Willow Bend model, with stone front… Asking 422,000, I’d try 390K to get started.
Another is on Grandview, just a few doors down from the $500K models and sits on the golf course, this is also a Willow Bend, but with no basement coming in at about 2100 sf. Easy walk to the amenity center, or sit on your deck and watch the golfers go by. Excellent condition, many custom upgrades, sensibly priced at $375,850 , lets try $365,000.
Amenities- let me count the ways…

A Lake Norman Area Diamond|Antiquity in Cornelius NC
November 6th, 2007 Categories: Charlotte Real Estate Market Reports, Move To Charlotte, Terry's Top Ten New Home Communities
Antiquity in Cornelius will be largest mixed-use community of homes, offices and retail since Birkdale in Huntersville and promises to change both Cornelius and Davidson real estate over the next decades. This community will be a major real estate addition for the north Charlotte suburbs.

What sets this plan apart? Here are just the highlights.
Note the “close” street design, allowing so many lots in beige to have their own street.
The covered bridge is high left, the street exiting to Davidson- as well as walking trails connecting to miles of Davidson trails
Bottom middle, among the dark red retail/commercial businesses, is the main entrance- Catawba Avenue extended
The community is surrounded by a woods, more than 30 acres of wooded parkland. 9 mini parks within.
Purple- three story live work units
Town homes in yellow
Condos in orange, Transit Station at lower front, parallel to Rt 115.

like both builders, both sets of plans are appealing, and what a great time to get into a neighborhood early. Ask me for the appreciation reports of Old Davidson or Ardrey… very impressive indeed.
