South Charlotte’s Beverly Crest, Prices ARE UP! A Community Market Report Through November 2007

Prices are UP at Beverly Crest, in the heart of South Charlotte,
located at the popular intersection of Pineville-Matthews Road, and Providence Road, significantly on the Charlotte side of that intersection; Beverly Crest is a craftsman style neighborhood in zip code 28270. It is is a larger community composed of two townhouse communities- one entry level and one empty nester, and single family homes roken into 4 villages. Built in the mid 90’s by highly-regarded local builder Sauccy Burbank, it was well received when new, and remains so today. ..

Now to the market report.
I ran two comparisons, a Year to Date comparison of 2007 sales vs 2006, and 2005-through November 30, and for those who think that might hide a slower 2nd half, I ran the last 3 months as well, September 1-November 30, and compared that to 2006 and 2005 as well. Here then are the numbers
In the first 11 months of 2007:
36 homes sold, at an average price of 353, 400 averaging 2488 square feet, so they sold at an average of $142/sf.
In the first 11 months of 2006:
27 homes sold, at an average price of 331,935 averaging 2482 square feet, so they sold at an average of $134/sf.
In the first 11 months of 2005:
45 homes sold, at an average price of 301,026 averaging 2464 square feet, so they sold at an average of $122/sf.
So, the average SOLD prices of homes in Beverly Crest increased in the last year, 6.18%, and over 3 years -A THREE YEAR RATE OF 16.4%.
And for the skeptical among you, I ran the last 3 months as well, September 1-November 30,2007–just want to make sure the last 3 months are OK… well they are better than OK.
In the last 3 months, September 1-November 30
In 2007, 4 homes sold at an average price of $348,250, averaging 2382 square feet, or $146.00 sf (or$4/sf higher than 11 month average!)

In 2006, 7 homes sold at an average price of $349,900, averaging 2543 square feet, or $137.00 sf
In 2005, 14 homes sold at an average price of $316,221, averaging 2464 square feet, or $128.00 sf
So, for the last 3 months, Beverly Crest Prices are up 6.5% over 2006, better than the 11 month average!
Charlotte, according to the Standard and Poors Case-Shiller Report led the nation in price appreciation through 3 quarter of 2007, at 4.7% appreciation… Beverly Crest, at 6.18%, is 31% ahead of Charlotte…No matter how you measure it, Beverly Crest is a winner!

Home prices rose in South Charlotte NC communities- popular Charlotte suburban market remains strong!
This Market Report addresses the outer zip codes, 28270, 28277, and 28226. Close- In South Charlotte- MyersPark, Dilworth and Southpark- will be posted later this week. See some of these great South Charlotte neighborhoods in the zip codes reported that include Providence Plantation, Beverly Crest, Providence Country Club, Ballantyne.
Prices Rose 5.35 % on homes sold in October
in these three zip codes, as measured by the Average Cost per Square Foot of homes sold in October 2007 vs Average cpsf of sold homes in October 2006- well above the city wide growth of under .5%.
The units sold, declined 18% just below the City wide average.
South Charlotte remains the “gold standard” in Charlotte real estate.

Beverly Crest in Charlotte| Convenient to Uptown, Amenity Rich, Affordable Re-Sale Homes in 28270

Beverly Crest in South Charlotte’s popular 28270, was built by Saussy Burbank and combines Craftsman and Charleston style homes…

in 4 unique single family and two townhouse communities, all located inside of Rt 51(the Southpark- Charlotte side) … ask anyone who lives around here, being inside of RT51 is A BIG Advantage- at least for anyone driving uptown. Built in the early 90’s, the landscape is grown-in, and the homes were built right- open floor plans, porches, 9′ceilings on the first floor, fantastic crown, trim and casings round out the picture. It is a short walk to the express Uptown bus lot at the Arboretum. See more pics here.
Homes on the market today range from $295,000 to $435,000, with their highest sale in 2007 at $445,000.
Prices rose, as measured by the Average Cost per Square Foot, from $135/sf to $143/sf over the same 3 month period in 2006, representing about a 6% gain, 25% above the Charlotte region average for the same period. That’s a big thumbs up from the local market! People who know Charlotte love Beverly Crest.

I think Beverly Crest has succeeded so well by and because of the neighborhood design- walking friendly neighborhoods with sidewalks on both sides of the streets, berms to keep down traffic noise, and connecting walking trails. A day care center is nestled on the Beverly Crest Blvd at the RT 51 entrance, pictured above; it is a tree lined boulevard (lower right) with bike lanes and it bi-sects the community with plenty of crosswalks. Strollers and dog walkers abound along the
paved walking trails that bring the community together at the clubhouse, pond, pool and the tennis courts.
