One of Charlotte’s most popular areas to live and work is the area known as University City- First time home buyers, move up buyers like the convenience in this area north and east of Uptown Charlotte around the beautiful and growing campus at University of North Carolina at Charlotte. This is another of our Charlotte Homes for sale, homes sold reports.
University City Homes for Sale
There are 76 homes for sale for under $175,000, but more than $100K- median price is 140K on aabout 1650 sf, or median prices $85/sf- ranging to over $100
There are 50 homes for sale for under $250,000, but more than $175K- median prices of $215kon about 2500 sf, or 86/sf, raning agian to slightly over $100 for new and best
There are 23 homes for sale under $350,000, but more than 250, with median prices of $296K on about 3200 sf, or 93/sf, as most of these are luxury homes in communities with more amenities.
University City Homes Sold
There were 41 homes sold in the University City area since January 1, with a median cost per sf just under $70.
Obviously, It remains a strong buyers market for single family homes here. Sales to date- from a seasonally very slow time of year, don’t translate well for those interested in absorption rates, but this months- April- results will be telling. It is till possible to see some winners and losers so far, I’ll start with the winners.
Ranch homes for one- the are all among the highest cost per sf, they are keeping their value better, selling between 86 and $160/sf.
Subdivisions?
Mallard Woods had 3 sales, ranging from $86/sf and up
Huntington Ridge 3 sales $131-$162/sf (ranches)
Leslie Farms $98-102
Subdivisions that lost ground include Withrow Downs with 5 visible foreclosures, Mallard Lakes a couple of foreclosures–in both cases foreclosures brought the median prices down in the $40’s

A few notes- the median cost per square foot was $117, with a range from $94/sf on a lot challenged home, to $152 per sf, on a very nice home indeed. These prices are above 2005 levels, not quite 2006 averages, so there are good bargains on this blue chip neighborhood. The number of units sold is 1/3 below 2008, but in the “normal range” from the last 5 years which lowest 1st quarter was 4 sales and highest was 9. There were 7 Homes Under contract at the beginning of April- not bad versus the 21 available below

Providence Plantation South Charlotte-First Quarter Results

Homes Sold, Homes for Sale in Popular Providence Plantation
Providence Plantation is a large popular subdivision off Providence Road, near the Arboretum. Old trees, rolling hills, and well regarded schools make the Plantation a popular address for those working from Ballantyne to Southpark to Uptown Charlotte. Those of you who follow me, know I like Providence Plantation. It isn’t as structured as some, but flows easily and with the comfort of a good pair of jeans. 

Though inventories remain high, they had a strong first quarter. Sales are arranged by date, and there will be a few more for March that aren’t yet posted. Still you can see the wide range of sales prices, in the right hand column–the average is $115, but the range is from 89 to 185/sf.

With most economists and builders expecting a national market decline this year, this may not seem like the best time to be selecting the “healthiest” markets in the country. Virtually every market was down last year. But a close look at the numbers reveals that some markets have way outperformed others during the last four years and are likely to continue to do so this year.
13. Charlotte, N.C.
2008 total building permits: 12,231
People and businesses must love Charlotte, because they are moving there at a high rate. The metro area of 1.74 million has grown its residents by 4 percent annually over the last five years, one of the highest rates in the country. They are drawn by relatively affordable housing for the east coast—median home prices are only $210,900, and they’ve only “corrected” downward by only 4.2 percent in the last year. A strong fourth quarter helped Charlotte record 12,231 permits last year, only a 44 percent decline since 2005. Charlotte’s strength relative to other markets led the investment banking firm UBS to predict last year that it would be one of the first markets to recover from the housing downturn. Charlotte is still a single-family market, with 62 percent of the residential activity in stand-alone homes. The job market in this banking hub contracted last year, after growing 3 to 5 percent annually the previous three years
When the housing market stages its official recovery, the markets listed on the following pages are likely to lead the parade. …The healthiest markets have many things in common. Most of them are great places to live… Most of them didn’t have a huge run-up in prices during the boom and aren’t experiencing rampant deflation during the bust.
To compile these lists, we analyzed the top 75 housing markets in the country. We ranked them based on population trends and job growth, perennial drivers of housing demand. We also examined what’s happened with home prices; many of the healthiest markets have managed to hold the line on home values. And finally, we considered the rate building permits, which may be the single best ongoing indicator of builder confidence in a market.

The $1M Luxury Home Market in Myers Park-
Sales Down, But Prices UP Though 3 Quarters
If you are looking for a luxury custom home, very near Uptown Charlotte NC, the main hospitals, Southpark, then Myers Park will be on your short list. The photos on the left are of Queens Blvd. West, probably Charlotte’s most beautiful street, certainly its most prestigious address. Myers Park was laid out early in the 20th century, and was Charlotte’s first “suburb” past the commuter village of Dilworth. 80-100 year old trees are the norm here, as are wide and windy streets, over a contoured landscape. Charlotte is in the foothills of the mountains with gentle rolling hills throughout most of the area, and in Myers Park the gentle hills add to the landscape . Myers Park has been being renovated, for the “n” th time, in the last decade. There are quite a few new homes- they are either teardowns or infill- but Myers Park is and has been the most popular address for Charlotte elites for many years. It is clearly the #1 community in Charlotte for over $1M home sales. Last Week, The Sanctuary “won” the first 3 quarters – for New Homes sales for Over $1M Sales in a New Home community in Charlotte, but Myers Park still had 50% more sales over 1M through the first 3 quarters of 2008.
Charlotte Homes For Sale Report- Myers Park
In 2008, through 9/30/08, the Myers Park area had 21 homes sell, down 38% from 2007, for more than $1Million. The median Sold price of $1,714,547 was virtually unchanged from 2007, however the average Cost per Square Foot of the Sold price was UP 3.7% over 2007.
Now that is a steady market! Sales off by nearly 40%, averages Sold Cost Per Square Foot is Up 3.7%! Blue Chip all the way.
So how do the sales work in Myers Park? How are the Days on Market (DOM) affected by the slow market? Let me give you a few examples that I think show the range and tell the story.
A home at 1830 Queens Rd W, 4342 sf, was Listed at $1,395,000 and Sold at $1,350,000 in 43 days in this summer- about $310/sf– a great address, great lot, but in need of upfitting, because the first floor had only 8′ ceilings.
A block or so down the street, 1756 Queens Road W, 6,559 square feet was Listed at $3,095,000 and sold at $2,600,000 or $396/sf in 136 days.
The median Cost per Square foot of all Myers Park area Solds, through 3 quarters is $334.00, reflecting a range based on street location, level of updates and general appeal. Exact range details and other research is available to our clients.
So if you are a luxury custom home buyer, and want space, a retreat like area at or on the lake, you might choose the Sanctuary, where $300/sf buys both land and a great house. If you want a convenient intown address, it is probably Myers Park, or its equally beautiful smaller neighbor Eastover, but top of the line will run closer to $400.sf.

Charlotte NCÂ Â Townhomes fill an important niche market in Charlotte, singles, couples and couples with children often start in a townhouse with the idea of moving up, or a retiree or family close to retirement may regard the the idea as a perfect fit between lifestyle (no maintenance) and having their own place. A few years ago, townhomes were fairly rare in the Queen City, you will see that has changed, particulalary in the under $350,000 price range. Have a look at report results below:
