Is the Sanctuary a Terry’s Top Ten Community?

What is the Sanctuary? Besides one of the most exclusive collections of luxury homes with land in Charlotte NC?  It is over 1300 wooded acres and 7 miles of coastline on Lake Wylie– just 20 minutes from Charlotte’s excellent Charlotte-Douglas Airport and 25 easy minutes to Uptown.  The Sanctuary is more than  one and a half times the size of Central Park in New York City.

Peace and serenity abound at the Sanctuary. Comfortably wide winding streets, paved walking trails  and over 20 miles of unpaved trails through the hills and woods along the banks of the Lake Wylie.

So what does sanctuary really mean? A personal refuge? Safety? Absolutely.

On a walk to the water, there is a stillness  that lets your imagination wonder far back to a simpler time.    The hardwood forests are mostly unchanged since Catawba Indians roamed and settled here  three hundred years ago,  the occasional footbridge and trail blaze makes it a bit easier for today’s hiker.   I see deer on every visit, wild turkeys every other visit, and occasionally the call of a fox.

Million Dollar Home Sale Market in Charlotte NC and Junk Loans

Growth in Over $1M Sales in Charlotte NC: Due to Economic Gains? Price Rises? Or Junk Loans?

This weekend I researched the  over $1Million dollar home sales market in the greater Charlotte Area, the 15 county area covered by our local Carolina MLS: It is to say the least revealing.  Over and over in the last 5 years, Charlotte residents have asked me and others,

“Where are all those people coming from who can afford these $1Million dollar homes?”

Good question.

In 2001, there were 95 sales in the Charlotte area over $1 Million Dollars. sales_over_1million_by_yearThen, just 4 years later in 2005, there were 324 sales, a 241% increase. Sales of over $1M homes peaked in 2007, at 477 sales, a 400% increase over 2001, 258% increase over 2003, just 4 years before. Why?

Was it due to a rise in home prices?

Now before you go too far down your the road thinking, “What about the relative price? It is probably just a run up in prices, inflating themselves “bubble-like” over $1M, and that’s why there was a 400% increase.”

Well no, not exactly. Not at all really.

In 2003, the average cost per square foot was $250 in the over 1 Million dollar home market. In 2007, the peak year? $272/per sq ft, an  8.8% increase, over 8 years. Prices went up about 1% per year in this market, hardly bubble like and not the reason for a 400% increase in the number of sales.

Was it due to major gains in employment, and highly paid executives?

I’m open to persuasion here, but I don’t believe so.  If a firm brought 20 employees capable of purchasing $1M homes, that would mean about 17 companies with 20 highly paid executives would have arrived here between 2003 and 2007.  I think I would have noticed.

No the only answer is the rise in sub-prime loans, and the artificial market it created…

These loans became more and more popular after 2003,  what we call today junk  loans.  Loans with artificially low interest rates, easier to obtain credit, and then the now famous  NINJA loan- No Income, No Job, No asset,  and the relatively tame  interest only loans and at least a few “Pic-a-pay” loans.

Luxury Townhouse Sales Report from South Charlotte|November 2008

What is a luxury townhome? 90% of the townhouse market is for first time home buyers-

the luxury buyer typically is not.

Who are the buyers for a luxury custom built townhome? Professional couples, (who might have earlier had city condos)down-sizing empty-nesters and singles predominate. What distinguishes it from the others? Fit, finish, quality of the options and landscape– sort of “I’ll know it when I see it” quality. The best of these (IMHO) come with great views, Burning Tree has Carmel Country Club Golf Course, Greenview Terrace sits on Raintree’s fairways, others like Mayfair and Provence on Providence are there own little enclaves- in every case there are some distinguishing community features, and they cater to folks who want to live in that area, or love the style, without the maintenance headaches of a single family home. All come with top of the line interiors- and easy living full exterior maintenance included.

Charlotte Town Homes For Sale

Like most categories, it is a strong buyers market in Charlotte. The price points are some what arbitrary, but the luxury townhome niche begins in price at about $350,000, and goes up from there. The sold data gives you an idea of the range of cost per sf sold, based on the maximum and minimum home sales prices in the group. We compute absolute min/max for clients.

In most cases there is a year of inventory, high by Charlotte standards. My hunch is this reflects a lot of single familyfairway view from greenview terrace luxury condo sellers (down-sizing empty nesters) who are holding on to their homes until a better sales environment returns for their homes.

The pictures in this post are from my listing in Greenview Terrace, a master bedroom view of the Raintree fairway is on the right, and its a few minute walk to the Arboretum and the Express Bus uptown.
