Market Direction- Strong Buyers Market in Huntersville*
Huntersville is a popular town 10 miles north of Charlotte NC, and at the bottom of Lake Norman… where the “lake area” begins, Huntersville changed from a small farming community to one of the Charlotte area’s fastest growing suburbs. Huntersville a became known for its high quality of life-winning Best Place To Live in Money Magazine a few years ago, convenience to north Charlotte and Uptown, and great communities like Birkdale, Wynfield and McAulay, and many others.

There are 120 Huntersville Homes Under $200,000,
more than $100K, median is $176,000, median sf about 1800
Of these, 87 come with 2 car garages
There are 54 Huntersville Condos or Townhouses for sale for under $200,000,
but more than 100K, median is $159K on about 1600sf
All 54 were 2 bedrooms, 53 were 2 bath
There are 198 Huntersville Homes For Sale Under $300,000,
but more than $200K, median $251,000 on about 2300 sf
142 properties were in communities with pools, 1 was on a golf course, 3 with water view

Charlotte NC|Home Prices up Since 2006, Says Case- Shiller

If you are going to buy a Charlotte home and live in a Charlotte home, Charlotte home prices are remarkably steady, and affordable too.
Case-Shiller, THE economic report for housing, closely monitors home values in the top 20 housing markets in the US. Economists and our news media use C-S not unlike the Dow or S and P for stocks, a basket of city indexes, to measure the national health of housing. Case-Shiller nationally has been falling steadily since its peak in 2006… which is why this tables comparison of 2000-2006, versus July 2006 (national peak) to September 2008, is so very useful. Note Charlotte was Not the best city to speculate in… but arguably the best place to buy a home and live in it!
Charlotte is the only city still with positive prices since the peak, the full list is here, I saw this Friday in USA Today.

In fact, I would argue, that Charlotte’s 28% home price rise from 2000-2006- a little over 4% per year-is whole lot less “Bubble,” more just the natural rise in home values over time of a prosperous city.
Charlotte remains very “affordable” to buy a house as measured by median home price versus income,
in fact, Radar Logic, a New York firm that the Wall Street Journal loves to quote, called Charlotte the “only objectively affordable” major city in the US. The story also notes our home prices grew “organically” from the increas in well paying jobs.
Looking ahead to 2009, as interest rates fall, and Congress and the new President work on a Housing Stimulus, Charlotte will be the first to re-bound, and continue its steady, if a bit boring, 3-4% annual price increase. tm

Fort Mill Homes For Sale- A First Time Home Buyer Market Report

Great Home Prices, Low Taxes, Easy Commute and Connection to Charlotte NC Fuel Fort Mill Growth
Fort Mill is a South Carolina town just 17 miles from Uptown Charlotte. Since a major expansion of I-77 completed in 2006, and the lowering of property taxes in 2007, and its longstanding well regarded school system, Fort Mill has become a popular suburb of Charlotte. Friday, I posted about luxury homes at Springfield, a beautfiul custom community in Fort Mill. Today’s post will feature entry level homes - many very suitable for first time home buyers. First, a Google map!

If you visit my Fort Mill map, you’ll be able to see which blue marker is which-but they are, from left to right, Tega Cay, Baxter Village, Old Fort Mill (B) up to Legacy, then Springfield and furthest to the right Sun City Carolina Lakes (the over 55 active adult heavyweight).
You can see the easy commute, look carefully and you’ll see Charlotte-Douglas Airport to the west of Charlotte.
Fort Mill Homes for Sale
There are 74 Fort Mill homes for sale priced between $100,000 and $200,000.
Of these homes for sale, 17 are in communities with pools, 45 have 2 car garages, 5 are larger than 2500 sf, 6 are on more than .3 acres,and 2 are on more than .5 acres.
There are 214 Fort Mill homes for sale priced between $200,000 and $300,000.
Of these homes for sale, 130 re in communities with pools, 204 have 2 car garages, 56 are larger than 2500 sf, 17 larger than 3000 sf. Lot size varies, wth 15 more than .3 acres, 5 more than .4 acre, and 2 more than .5 acre.

Charlotte NC| A Top Ten City to Buy A Home

Charlotte NC is number 1 in the south, and 7th nationwide in Forbes top ten list of places to Buy a home.
Based on affordability, the economy, taxes and overall quality of life, for the full story Charlotte appears on all kinds of lists, but what about you?
What are you looking for in a move to Charlotte?
Charlotte NC If you were relocating, possibly to Charlotte, what are you looking for in a city-community? Underneath it all we are all looking to be happy, but what do we base that on? More than 300,000 people have moved to Charlotte since 2000, something like the City of Cincinatti moving here… Why? Based on both experience and research, I’ve come up with this formula on why people move, and what draws them to the Charlotte area, from Lake Norman to Waxhaw.
Each group, family or individual, is different in how they prioritize these issues, but most folks want a good economy, to feel secure in their homes, an area that is aesthetically pleasing, and an area with good schools… Of course affordable home prices and values drive fully half the moves, but folks are also looking for as low as possible taxes, and an open culturally diverse city, and a city you can move around in without being killed by traffic.
I’ll be writing on this all week… Why families move to Charlotte, Huntersville or Matthews? Is it home affordability?
Good jobs? I’ll interview some of my past buyers and get their thoughts…

The Charlotte Observer reports that November was the coldest on record for 32 years–I believe that, it’s felt like January.
And the Black Friday numbers were surprisingly good. But expectations were quite low.
