Bank Of America Chooses New CEO, Electrolux HQ Moves Here
December 17th, 2009 Categories: About Charlotte
It was a big news day in Charlotte, NC. Early in the day, the big news was
Electrolux, USA is relocating to Charlotte.
Governor Bev Perdue announced Electrolux would be moving its North American headquarters in the first quarter of 2010,and more than 700 jobs (over several years) to Charlotte from Augusta, Georgia. The Swedish home appliance firm is consolidating their North American operations at the former First Charter facility in the University City area, and will be home to more than 700 employees, most of whom will be relocated from around the US to Charlotte. Governor Perdue cited North Carolina’s well trained work force and pro-business climate. We in Charlotte real estate like the sound of 700 families moving here!
Charlotte had two big advantages, Charlotte’s airport has given Charlotte an advantage among international companies seeking to locate in the south for a decade. Then last August, another Swedish firm Husquavarna, a former Electorlux division, now independent, relocated here… That and over $10 Million in incentives from city, county and state resources didn’t hurt either.
Still, the incentive package was small by most regional comparisons- they wanted to be here. All good. Then late in the day, it was announced that
Bank of America had named Brian Moynihan as the bank’s new CEO replacing the retiring Ken Lewis.
Moynihan was quick to point out he will be based in Charlotte and that the bank’s headquarters would remain in Charlotte. This settles a few months of uncertainty since Ken Lewis made his announcement. Combined with the early re-payment of the TARP money, this offers Bank of America a new start in a nee decade and can begin the work of rebuilding its reputation.
A number of Bank of America’s Board sought a business relocation to NYC, making many around here, lets say, uncomfortable. Fifth 3rd Bank announced as part of the Electrolux deal they’ll move their headquarters uptown, GMAC has expanded their operations and are moving uptown, US Bank established their Southeast office here in July, all seeking to capitalize on the talent let go by the old Wachovia.
Kudos to our excellent Chamber and city government for putting together the package that made this work.

Congratulations Charlotte-Mecklenburg Schools
December 4th, 2009 Categories: About Charlotte, Charlotte Schools and Education
North Carolina, Charlotte-Mecklenburg Measure Up in Newsweek’s Top 1500 High Schools In America
Charlotte-Mecklenburg Schools placed two high schools in the top 200, and an additional 9 high schools in the survey of Top 1500 Public High Schools conducted annually by Newsweek Magazine Online. The Top 1500 represent the top 6% of US High Schools, and the CMS 11 pl;us 1 from Union- Weddington HS, represent 23% of North Carolina’s total of 53 high schools that made the Top 1500.
Jay Matthew’s at the Washington Post and Newsweek devised a simple formula, not without its critics, a few years back: Rank them by “the number of Advanced Placement, Intl. Baccalaureate and/or Cambridge tests taken by all students at a school in 2008 divided by the number of graduating seniors. All of the schools on the list have an index of at least 1.000; they are in the top 6 percent of public schools measured this way.”
So it is the number of AP or IB tests taken per graduating senior for each school, (not passed) with a minimum “score” of 1.0, so to get on the list- if you had 400 graduates then a minimum of 400 tests take (seniors and juniors) would equal a score of 1.0, likewise 600 tests taken for 400 students 1.5 etc. While not a perfect measure, it is a measure of how many of the schools’ children are actively engaged in college preperatory classes, it is relatively easy to calculate, allows small schools to compete with large schools, and I suspect most high school Principals would be glad to see their school on the list. It is also a modest measure- yet only 6% of the nations’ high schools make the list.
The List does not include many terrific magnet and charter schools- those schools are purposeful in their attraction of elite students, and so, they’d need to be evaluated using a different standard, paraphrasing Matthew’s. Do you have a question on why or how he did the work? Here is his FAQ page for details.
Myers Park led Mecklenburg County at #44 on the list with each graduating senior taking an average of 5 AP/IB tests. Providence was # 189 on the list, with each senior taking an average of 3 AP Tests… but do not forget the other 10! These can be seen at the bottom of the post.
If you’re school is on the list, it means they believe in the power of AP and IB, and the administration is encouraging the course work and test taking– a very imortant indicator of future success in college.
So 1500 schools represent the top 6% of public high schools in America, according to this formula. Mecklenburg County has by my count, 12 schools on the list. Interestingly, many of these CMS schools (5) had 40% or more of their students n Free and Reduced lunches, that is good work at those tough schools, promoting a culture of excellence. Check out the vide in the Newsweek link below, and hear about inner city children being offered plane tickets to interview at MIT and Standford.
Here is the Newsweek link, indexed by State, but a handful of results are below:
Wake County- someone from that region should check me but I’m counting 4.
Lets compare Charlotte area’s 12 High Schools, NC’s 53 high Schools to a few… states.
North Carolina had 53 high schools make the list- so CMS had 23% of those.
New Jersey has 53 High Schools make the list.
Tennesee had 12 high schools make the list
Conneticut had 17 high schools on the list.
Delaware had 6 high schools on the list.
South Carolina had 20 High Schools make the list, somewhat surprisingly none in the Upstate region near Charlotte, 3 each in Greenville, Columbia and Charleston.
The South in general, outside of NC, SC and Georgia, didn’t fare too well.
Alabama-9
Arkansaw- 10
Missisippi-2
Louisiana-2
So- 11 of CMS’s 31 High Schools fall into this top 6% national category, the same system that recently announced it has 51% of its student’s living in poverty. Obviously this fact doesn’t mean all is well in CMS- it just means CMS is doing better than a lot of people think, a message often lost if all the “clutter” we call conversation about Charlotte-Mecklenburg Schools. Ane for all that talk about great nearby South Carolina Schools and Union County Schools? One school made the list between them- one school emphasizes AP on the high school level. Wow.

Foxx Wins- Lassiter Gracious in Defeat
November 4th, 2009 Categories: About Charlotte
Anthony Foxx is Charlotte’s new Mayor, defeating John Lassiter in a close, 51%-49% election Tuesday. Foxx, the first Democrat, and first African-American to be elected Mayor since Harvey Gantt, takes over from popular 14 year incumbent Pat McGrory (R) In an era of highly partisan elections, this one wasn’t as both candidates took the high road, and Charlotte is the better for it.
Congratulations to the new Mayor, his staff and family. Full story at the Observer Democrats sweep city council, now 8-3 majority. Thanks Cltblog for the Foxx picture.

Two big “gets” for Charlotte area University’s this week, Paul Krugman and Tom Friedman! Uptown’s CPCC had Nobel Prize winner for Economics Paul Krugman speak Monday morning, and yesterday at Davidson college, Tom Friedman of the New York Times spoke about the Green challenge to America. Thanks for bringing these speakers to Charlotte.

Speaking of North Carolina, Green, and green jobs, I was reading a detailed report from the Pew Charitable Trust, on Green energy jobs through out the US, but here are the NC highlights:
Between 1998 and 2007, jobs in North Carolina’s green economy grew at a rate of 15.3%, while overall jobs grew at 6.4%…nationally green jobs grew at a rate of 9.1% and total jobs grew at 3.7%”
I find this fascinating- first our overall jobs statewide were growing at 6.4%, nearly double the national average growth of 3.7%, and when it comes to Green Jobs, NC is 50% ahead of the national 9.1%. This explains the health economy we’ve enjoyed in North Carolina over the last decade, 2009 excepted.
This study was a hard count of actual numbers- not projections, and the jobs ranged in wages from $21,000 to $111,000. While these numbers are exciting, North Carolina would be ranked 16th, so there is room for improvement!!! and that means more jobs for NC. Full story at www.pewtrusts.org/cleanenergyeconomy

Charlotte NC- Good Housing and Economic News
October 26th, 2009 Categories: About Charlotte, Buy A Charlotte Home, Charlotte Business, Charlotte First Time Home Buyers
Unemployment DOWN, Existing Home Sales/Home Prices UP, Charlotte On The Rebound?
Yes, it is too early to declare the recession over. However, these are some encouraging signs–more than the “just getting worse slower” We have strong economic reports and increasing home prices again… the details below
Mecklenburg County Unemployment fell .3 % from August’s 11.3 to 11% in September
The region, Charlotte/Gastonia/Concord dropped .2%. Hickory/Lenoir/Morganton region dropped .5% to 14.1. In all, unemployment fell in all 9 counties I watch closely.
The Charlotte Chamber of Commerce announced that job creation is well ahead of 2008’s pace, and jobs are growing here faster than the last few years, hopefully signs of good times ahead. Area employers announced new jobs of 11,527, up from 9,552 last year. This good news was tempered by substantially lower capital investment numbers-from $1.75 billion in 2008 to $784M through the first3 quarters of 2009
The energy sector is growing as the world sees a larger commitment to nuclear power coming and Duke Energy’s HQ here makes all the difference. Health care is strong here as well , with two major hospitals competing and Premier Health Care relocating corporate headquarter’s here…Personally, we’ve moved several doctors this year.
Johnston and Wales University announced plans to expand its Uptown presence building a 30,000 square foot recreation center. The building will house a gymnasium, locker rooms, and places for student activities to meet…we’ll keep an eye onit. Johnston and Wales opened in 2004 in Charlotte with the plan to close its Richmond and Charleston campuses.
Wells Fargo reported increased earnings,$2.6B for the 3rd quarter, even as credit losses rose and Bank of America reported record 3rd quarter losses of 2.24B… and that Ken Lewis wouldn’t be getting a bonus in 2009.
Housing Prices Bottomed and Moving Back Up Slowly
Charlotte is a part of the well regarded Case-Shiller 20 city Home Price Index, and has had the 5th least price drop of the 20 major cities measured. This summer, Charlotte’s price index had 3 consecutive months of increasing home prices through July, the latest month reported. Home prices are still down more than 9% from a year ago, but they are moving in the right direction. Prices have now risen 3 months in a row and 4 of the last 5 months, Charlotte home prices hit bottom and are bouncing back.
ED NOTE: August C-S report slightly lower prices in August-still nearly 2% above February low
The number of foreclosures fell 6% in NC in the 3rd Quarter according to Realty Trac, the soure for foreclosure information.
Nationally, existing Home Sales up 9.4% from August pushed by first home buyer tax credits. It’s happening here in Charlotte too…as home sales under $200k are about 66% of our market in September as reported in the CarolinaMLS.
Charlotte Job creation up, housing sales up, home prices up… Take that Washington Post! Happy Monday!

This represents a first crack at some the most popular spots in Charlotte… the kind of thing a relocating family, or a family new in Charlotte, might not know about. Of course it is just one persons point of view, and it is just a starting point… but I think locals like us can make a more relevant search page than Google, what do you think?
Readers add your link candidate, and the reason(s) why I should publish their link in the comments.
As you can see, we are just getting started. We could do a restaurant list– but there are many already, so I thought I’d skip those. We could do real estate companies but again those are easy to find. Builders? Well, tall the national builders are here, plus some excellent locals.

Home Buyer Questions in Charlotte NC
May 9th, 2009 Categories: Buy A Charlotte Home, Charlotte First Time Home Buyers
FAQ’s for First Home Buyers and First Buyers In North Carolina
AÂ Few Key Questions answered by Terry McDonald, NC/SC Real Estate Broker
Why is buying real estate so different than buying anything else? What makes it so complex?
The answer lies in what it is you are buying, and the complications that go with buying “real property.” Most of what we buy is “personal property,” stuff we can take with us as we move around. The “real” in real estate, is short for “real property” distinguished by its permanence, it’s immovability, and typically higher value.
Real property is usually less liquid- harder to resell, than personal property, so you would want to be more sure of your choice or choices. You can borrow substantial amounts of money pledging this asset as collateral-a mortgage.
However, when you take out that loan, the lender imposes a host of conditions, and some of these are quite complicated, from the details in the application process right through to the closing, the lenders are calling the shots. It is the other “Golden Rule”- he with the gold rules, at work. If they say they need A,B, and C to issue you a loan, they need all of those and without all three they won’t commit to loaning you the money. By the end it will be X, Y, and Z, or atleast feel that way. You’ll need W-2’s and if self-employed 2 years tax returns.
There is more…buying good title, surveys, closing costs, etc for the next post. But whether you are 25 or 45, buying your first home is a learning process. No one knows it until they do it.
How long does it take to “buy” a house?  The time from accepted contract, to closing, the exchange of money and move-in time?
This is a term typically set by the buyer, based on certain minimums, for example it takes a full 30-35 days to process your loan application. It can be longer, for example VA loans frequently take 45 days, or shorter if you don’t need a loan you can buy and close within a few days. Generally it is 30-60 days, and more closings occur towards the end of the month.
How much do I need for a down payment?
You get your very best terms from the bank with a 20% down payment, however you can buy with a variety of insurance programs that allow you to buy with as little as 5% down, and through FHA 3.5% Down, or for a Veteran no money down.
What is PMI?
The short answer? PMI is the fee banks require when you have less than 20% DP. I’ll answer that in more detail in the next post.

Condos Sold and Condos For Sale in Uptown Charlotte, South End and Dilworth
Uptown Condos Sold
Since March 1st there have been 17 closings, the average cost per sf was $247.sf and the median, at Fifth and Poplar was $261/sold square foot. Trademark and 5th and Poplar led the way with 3 sales each, and the rest were single sales all over Uptown, from Courtside to M Street, The Avenue to North Church. Prices ranged on the low end from $149/sf at Cedar Mill to $374/sf at a Trademark unit- surpassing the Ratcliffe on cost per sf. Two of the top 3 on a cost per square foot basis were at Trademark, their prices above 350/sf far surpssing the Avenue’s only sale at $272/sf
If you add Southend and Dilworth into the mix there were 46 sales in the same time period, love the Lynx, averaging $210/sf with a median of $205.00 per sf. Clearly the lower prices in South end are making buying easier!
Uptown Condos for Sale                                          or       Search for Uptown Condos
Lets just say it is a Buyers Market for Uptown Condos. No really, here are the details:
There are 92 Uptown condos for sale for under $250,000
There are 128 condos for sale for under $400,000, but more than 250K
There are 73 condos for sale for under $1,000,000, but more than $400K
Over 1M, there are 17 condos for sale, the highest are the last 2 of the Encore at $4.5M and $5M, and there are 5 at the Ratcliffe (senior Wachovia people perhap?)
South End and Dilworth Condos for Sale
There are even more here to choose from, I won’t bore you with details, anyone needing specific information just call or write.
So What’s an intown-uptown Condo Buyer to Do?
In my humble opinion, I think the only wise course looks like this: Select 3-5 condos you could be happy with- don’t , please don’t, just fall in love with one, fall “in like” with 4 or 5.
Then, in order of priority, lets search for the bottom prices with offers 25% off Asking. We’ll receive the 3-5 counter offers, look at the best units again, and make our counter offers accordingly. Yes there is a bit more to it than that, but that’s what you’ve hired me for, to save you time, negotiate the best deal, and in most every case save you money. And if you can keep yourself a bit detached, we’ll do just that.
If we are able to walk away from the deal because we are working enough offers that we are confident that one or more will present itself as an excellent and wise choice, then we’ll hit the home run… a great condo at an even better price.

Charlotte NC| Week in Review, Real Estate, Golf and More
April 27th, 2009 Categories: About Charlotte, Things To Do Charlotte
Whitewater, Light Rail, Real Estate, Tiger Woods…
Summer like weather returned to the Queen City this weekend, highs reached the low -90’s. The first duckings arrived.
The US National White Water Center
Opened April 1st with some new events and new pricing I think you’ll find attractive. They now have an All Day, All sport pass that includes:Â Family Rafting, Adventure Rafting, Rodeo Rafting, Climbing – Green Routes only, Climb 2 Zip, Mountain Biking, Flatwater Kayaking - Self Guided, Flatwater Kayaking – Guided, Eco Caching, Mega Zipline. Rates: Daily Adults/Children $49/29, the Entire Season, good through December 31, $139/109
Like a ride on their new Mega-Zip Line? Check out this video below
Light Rail Update- Next up in Charlotte’s light rail plan was to extend the existing south corridor line to UNCC, an 11 mile extension connecting the University to Uptown, and simultaneously build the Mooresville corridor, a 25 mile commuter train project which, despite its length is less expensive and more ready to build than the UNCC corridor. Declining revenues are making CATS officials rethink, and prioritize and the fight is on… which line to build first for the extremely popular trains.
Unemployment numbers for the region improved in March- a begining of a trend? Possible, I wish, but probably not yet.
Charlotte Homes and Real Estate
Median home prices in Charlotte are holding up surprisingly well, said Observer columnist Allen Norwood Saturday, reporting on what we’ve been saying for months- it is not all doom in gloom in Charlotte real estate, the better areas still command good (albeit somewhat lower ) median prices, and the best homes are still selling. Even with sales at 40% off, that means 60% do sell, which 60% do you think it is? I’ll answer my own question- those in the best condtion and realistic price.
First Time Home Buyers are the story in Charlotte Home Sales
There is no way to count first time home buyers scientifically and precisely in real time, no database to measure, but folks around here have come to believe that it would be some consistent percentage of those buyers buying homes between $80,000 and $250,000, for our purposes we use the number of 70%, and with that estimate the First Time Home Buyer Market. We use it to measure sales recorded in our MLS for a self-defined “Charlotte Metro area” in the Carolina MLS, defined as all of Mecklenburg, Union, Cabarraus, Iredell and Gaston County, and parts of York, Catawba, Lincoln and the lake areas.
In February, 70% of this market equaled $62,000,000 and in March, $119,000,000 a 92% increase month to month. In March, the total “Charlotte Metro area” Sold Volume was $241,000, 000 so first time home buyers accounted for half of all sales in March. Wait until April numbers are out!
PGA Quail Hollow Open in Charlotte This Week- Tiger’s Coming!

There are 50 homes for sale for under $250,000, but more than $175K- median prices of $215kon about 2500 sf, or 86/sf, raning agian to slightly over $100 for new and best

University City Homes Sold
There were 41 homes sold in the University City area since January 1, with a median cost per sf just under $70.
Obviously, It remains a strong buyers market for single family homes here. Sales to date- from a seasonally very slow time of year, don’t translate well for those interested in absorption rates, but this months- April- results will be telling. It is till possible to see some winners and losers so far, I’ll start with the winners.
Ranch homes for one- the are all among the highest cost per sf, they are keeping their value better, selling between 86 and $160/sf.
Subdivisions?
Mallard Woods had 3 sales, ranging from $86/sf and up
Huntington Ridge 3 sales $131-$162/sf (ranches)
Leslie Farms $98-102
Subdivisions that lost ground include Withrow Downs with 5 visible foreclosures, Mallard Lakes a couple of foreclosures–in both cases foreclosures brought the median prices down in the $40’s
