“If I want a luxury home in Charlotte, where would I look?” There are many good choices, but all would include homes from the Southpark area. Check out my FAQ video on the right to see more of Southpark and other quality luxury choices in the Charlotte area.
What is Southpark? Where is Southpark? Charlotte’s best restaurants are here. Answering the last question first, Southpark is south of Charlotte’s first extremely successful neighborhood, Myers Park, and best I can tell, the name comes from that… combining the “new” (South) with the old(Park). It is the area for serious shopping in Charlotte, with all the tony department stores and shops at or around Southpark Mall including Neiman Marcus, Nordstrom’s and Macy’s- as well as Louis Vuitton, Burburry, Tiffany’s and more. But it is much more than that, it is a “downtown” on its own, and represents the 4th largest business district in the state. The nations finest restaurants are here- Ruth Chris, Morton’s, PF Chang’s, The Palm and more, and when they have come to Charlotte, they open here first, then Uptown. Many folks live, work and play in Southpark. It is both a subdivision and an area, and as you”ll see below home prices here are rising in 2008... yes you heard that right, details below! There are 22 Southpark homes for sale for under $500,000
There are 18 Southpark homes for sale for under $750,000, but more than 500K
There are 16 Southpark homes for sale for under $1,000,000, but more than 750K
There are 18 Southpark homes for sale for under $2M, but more than 1M
There are 14 Southpark Homes for sale for over $2M
Highest priced homes are found in Foxcroft and Morrocroft, $3.99M and $4.99M respectively
There were 19 sales in the last 90 days, the median price was 990,993 or $243/sf… sold cost per sf prices are up 4% over 2007 for the same period, but sales are down significantly, from 28 in ‘07 to 19 this year. The range was from $113/sf to $319/sf,with 4 of the 7 highest cost per sf in Foxcroft. No surprise there. Median Days On market (DOM) was 74, the range from 1 to 461.
By Subdivision, Barclay Downs and Foxcroft were the highest, at $276 and $287 Sold cost per sf respectively.
Popular Mountainbrook and Sharon Woods were $160 and $180 respectively
