Charlotte Home Price Comparison, Charlotte vs New York City, Washington DC, San Jose, and more!

In almost old news, Charlotte led the nation in appreciation through October 30, 2007 in the 25 M.S.A.’s it measured, at 4.6%, according to a new source Radar Logic in New York.
Of the 25, only 3 showed increases, 3 were neutral, and 19 declined- quite consistent with the Standard and Poor data we shared earlier.
Radar Logic has just published their RPX Housing Report, reported on by the Wall Street Journal this last week, and they show Charlotte the 5th lowest price in the US. Radar Logic is the New York research firm that measures and compares sold homes on a cost per square foot basis, just like I do in my market reports. The reason we measure price this way is simple: it accounts for different home sizes when figuring averages, taking home size off the table statistically. Additionally, they track leading indicators, trailing indicators, and information on the condo markets as well.
Interestingly, it also shows relative cost per square foot pricing and Charlotte is very affordable indeed. You can see the last post: Charlotte 3rd most affordable city in the US if you don’t believe me,
An average sold 3200 square foot home in 2007 for in:
Charlotte, at 97.32/sf, or $311,424. (Worst case taxes about 4k)
New York City, at $289.64/sf, or $926,848.
San Francisco, at $436.83/sf, or $1,397,856. (I know SF, this is a low number)
Washington DC, at $229.11/sf, or $733,150.
San Jose,CA at $456.27/sf, or $1,460,000, the most expensive in the nation.
So, 3rd (OK 5th) Most affordable city Plus Fastest appreciating city in America–what are you waiting for?
