South Charlotte- Dilworth, Myers Park, Southpark and more close-in Charlotte neighborhoods
outpaced the record setting city-wide appreciation rate of 4.7%, compared to 2006. This market report covers the area between Rt 74 ands I-77, starting in Dilworth and Myers Park, extending south through, Eastover, Foxcroft, Morrocroft onto Southpark- down to Fairview Road-Sardis Rd. The average price per square foot in this area in 2006 was $213. The average price per square foot for 2007 rose to $235 , a 10% increase over 2006! At the same time unit sales, the number of homes sold, fell 18%, below the city wide 4th quarter numbers.
Obviously the sub-prime mess has been affecting Charlotte in terms of the number of overall units sold, however values here are strong as home values still increased. This is due, in part, to Charlotte’s continuing economic growth and employment opportunities. While the city is still growing home prices will continue to retain their value and appreciate.
