Charlotte News, Communities and Real Estate, 2007 in Brief

There were several key turning points for Charlotte in 2007, all pointing to a brighter future for those of us who call Charlotte home.

First, a $540Million school bond package was passed for new schools

in the Charlotte-Mecklenburg System, scoring a major victory for still new Superintendent Peter Gorman. Afters the failure of the last Bond package, and the vote of “no confidence” that represented, this was welcome relief to the many parents whose kids are attending over crowded schools throughout the area. And the bond passed with over 60% of the vote, another milestone.

2nd,

Lynx Light Rail, Charlotte NCThe victory for light rail forces at the ballot box, and the almost simultaneous opening of the first 9 mile Lynx rail line,

from Uptown to Pineveille. Anti-transit forces were able to get 45,000 signatures to get on the ballot, and couldn’t reach that number in the vote, and lost more than 2 to 1, with voters once again affirming mass transit-anything to help relieve the number of cars intown. And how has it fared? CATs estimated that by the end of its 1st year, an estimated 9300 riders would take daily trips- a number called preposterous by the critics –they passed 12,000 daily trips by the end of the 2nd week, and it is growing still. And not one I told you so.

3rd-

Despite the nationwide downturn in real estate, the Charlotte real estate market kept appreciating,

in fact when the final tally is done, I am sure Case-Shiller will show Charlotte one of the top 3 major markets in the country for home price appreciation. Our full real estate market reports are coming in the next few days, but I am sure they will show strong appreciation in 2007 prices over 2006. Preliminary numbers indicate the average cost per sold square foot is up over 4% for townhouses, condos and single family homes for the year 2007 over 2006.
