Prices are UP at Beverly Crest, in the heart of South Charlotte,

located at the popular intersection of Pineville-Matthews Road, and Providence Road, significantly on the Charlotte side of that intersection; Beverly Crest is a craftsman style neighborhood in zip code 28270. It is is a larger community composed of two townhouse communities- one entry level and one empty nester, and single family homes roken into 4 villages. Built in the mid 90’s by highly-regarded local builder Sauccy Burbank, it was well received when new, and remains so today. ..

Now to the market report.

Beverly Crest PondI ran two comparisons, a Year to Date comparison of 2007 sales vs 2006, and 2005-through November 30, and for those who think that might hide a slower 2nd half, I ran the last 3 months as well, September 1-November 30, and compared that to 2006 and 2005 as well. Here then are the numbers

In the first 11 months of 2007:

36 homes sold, at an average price of 353, 400 averaging 2488 square feet, so they sold at an average of $142/sf.

In the first 11 months of 2006:

27 homes sold, at an average price of 331,935 averaging 2482 square feet, so they sold at an average of $134/sf.

In the first 11 months of 2005:
45 homes sold, at an average price of 301,026 averaging 2464 square feet, so they sold at an average of $122/sf.

So, the average SOLD prices of homes in Beverly Crest increased in the last year, 6.18%, and over 3 years -A THREE YEAR RATE OF 16.4%.

And for the skeptical among you, I ran the last 3 months as well, September 1-November 30,2007–just want to make sure the last 3 months are OK… well they are better than OK.

In the last 3 months, September 1-November 30

In 2007, 4 homes sold at an average price of $348,250, averaging 2382 square feet, or $146.00 sf (or$4/sf higher than 11 month average!)

In 2006, 7 homes sold at an average price of $349,900, averaging 2543 square feet, or $137.00 sf

In 2005, 14 homes sold at an average price of $316,221, averaging 2464 square feet, or $128.00 sf

So, for the last 3 months, Beverly Crest Prices are up 6.5% over 2006, better than the 11 month average!

Charlotte, according to the Standard and Poors Case-Shiller Report led the nation in price appreciation through 3 quarter of 2007, at 4.7% appreciation… Beverly Crest, at 6.18%, is 31% ahead of Charlotte…No matter how you measure it, Beverly Crest is a winner!

    Beverly Crest certainly appears to be doing well. Even when overall sales in Charlotte are suffering, closing home prices are up.
