September Prices Up, Sales Down in Charlotte

September 2007 to September 2006, home prices rose 6% over 2006 prices, based on the
SOLD average cost per square foot (cpsf). Our numbers were based on the Carolina MLS, but not provided by them and were based on single family home sales, the combined number including townhouses and condos would have been lower.
Unit sales fell, and fell dramtically by more than 18%, from 2537 (2006) to 2068, an 18.49% decrease.
A review of the 3 month period 7/1/2007 to 9/30/2007 versus the same period in 2006-yielded similar results, with home prices rising 4.7% and unit sales off 13%.
*The counties and area included are Mecklenburg,Union,Iredell,Cabarrus,Gaston, Lincoln, Stanley, Lake Wylie and Lake Norman (whole)
Prices and values holding steady in a very slow market– the sign of a healthy market, nationally we are still undervalued.
